About Pacific Palisades CA Homes for Sale

Pacific Palisades CA has about 27,000 residents and is very close to Will Rogers State Beach. It is a very affluent and primarily residential area, with a mixture of large private homes, small (usually older) houses, condominiums, and apartments. It has fantastic shopping at Palisades Village right on Sunset Boulevard–consisting of restaurants, stores, banks, and offices–known as the “Village.” It also includes some large parklands and many hiking trails. Palisades Charter High School serves the neighborhood.

Neighborhoods in Pacific Palisades include Alphabet Streets, The Bluffs and The Highlands.

After you decide that you would like to move to Pacific Palisades, the choices continue. Within the lovely little “Village” of Pacific Palisades are several different and distinct neighborhoods, each with their own style, feel and price range. There are three different public elementary schools servicing the Palisades and your address determines which of the three Pacific Palisades elementary school districts you are in. The main neighborhoods in the Palisades include Alphabet Streets, The Bluffs (Via and El Medio), Castellammare, The Highlands, The Huntington, Marquez (and Marquez Knolls), The Riviera, Rustic Canyon and Sunset Mesa (Pacific View Estates). Some of the smaller neighborhoods include Bel-Air Bay Club, Las Casas Loop, Palisair HOA, Ridgeview Country Estates, Santa Monica Canyon, Upper Alphabet Streets, Upper Bienvenida, and Will Rodgers.

Alphabet Streets

Alphabet Streets is a community within Pacific Palisades known for, obviously, it streets named “A”, “B”, “C” etc… but instead of just the letter, the streets each begin with each letter of the Alphabet and although it’s similar to other neighborhoods, the name stuck several decades ago and now everyone refers to the area and the Alphabet Streets. The community is located on the northeast side of Sunset Boulevard and the central village. Unlike it’s neighboring Huntington Palisades, this community climbs up into the hillsides overlooking Pacific Palisades, Malibu, Santa Monica, and Marina Del Ray.

The Bluffs

The Bluffs is exactly what you’re probably imagining. The bluffs overlooking the beautiful ocean down in Pacific Palisades California. This community is located south of Sunset Boulevard and just north of Temescal Canyon Rd. There are technically two separate neighborhoods all wrapped up into The Bluffs community, the Via de la Paz Bluff homes and the El Medio Bluff homes. Most of the homes overlook the Pacific ocean and is a convenient distance to downtown shopping, restaurants, markets, and the beach. This is an upscale neighborhood with small bungalows, newer custom homes, and contemporary style designs ranging from about $1 million up to $5.3 million.


Located along the Pacific Coast Highway on a small bluff much closer to sea level north of Sunset Boulevard is this small Pacific Palisades community of Castellammare. This winding and narrow road features a small neighborhood with ocean breezes and old-school Italian families. If you want to feel like you are set back in Italy, Castellammare is a great neighborhood. Nearly all the homes have stunning ocean views, beautiful Italian street names and a wide range of designs from small cottages to European-style Estates. Home prices in Castellammare start at about $1.2 million up to $5 million or even more. The famous “Castellammare Castle” has sold for about $12 million, but that was back in 2007.

The Highlands

The Highlands is a community near the end of Sunset Boulevard bordering Topanga about 5 miles from downtown Pacific Palisades and the village. It’s almost its own separate community high up in the hill overlooking the beautiful Pacific Ocean and Palisades Drive.Condos start around $700,000-$1,500,000. Homes start around $1,200,000 to $6,000,000. Homes are mainly in the Marquez Elementary district.


There are approximately 500 properties in Huntington Palisades and has an active homeowners association providing a number of services for residents. Huntington Palisades offers larger homes on oversized lots and is considered one of the best areas in Pacific Palisades for oceanfront and oceanview homes. These homes are also some of the more expensive properties with real estate starting at $2.5 million.

Marquez and Marquez Knolls

The Pacific Palisades communities of Marquez and Marquez Knolls are located in the heart of Pacific Palisades between the Summit and Temescal Canyon Road. This family orientated neighborhood located in the hills of Pacific Palisades offers close proximity to many of the schools including Palisades high school and Marquez elementary school as well as a close distance to the Village with shops, restaurants, and markets. There is no formal homeowner association in Marquez and Marquez Knolls and nearly all of the homes are custom-built.

The Riviera

The Riviera is a private and exclusive community located in the beautiful Pacific Palisades area of Los Angeles County. Nestled in the Santa Monica Canyon just below the mountains and a block south of Sunset Boulevard, this beautiful golf course, residential community and country club was originally designed back in 1926. The Riviera has hosted three major golf championships including the US Open, the PGA Championship, and the US Senior Open. The Riviera Country Club is set to host the Olympics in 2028. It’s also been the primary hose for the Genesis Open, and annual event on the PGA Tour.

Rustic Canyon

Rustic Canyon is a residential neighborhood in eastern Pacific Palisades on the west side of Los Angeles. The neighborhood runs along Rustic Creek and the Santa Monica Mountains. This is primarily residential community is comprised of single-family homes and very little if any commercial buildings. The closest amenities are in the Santa Monica Canyon at the Pacific Coast Highway with restaurants, shops, and markets.

Sunset Mesa and Pacific View Estates.

Located next to the newly re-done Getty Villa, this neighborhood is all about the beach and ocean views. Technically in Malibu, Sunset Mesa is a popular area for families. Set up in a low hill, the wide streets with sidewalks are perfect for walking to the beach. Almost all of the homes are 1-story. They range in size from around 1700sf to 3000sf. In general, they start around $1.4 million up to about $2.2 million. On the Palisades side, in the area known as Pacific View Estates, the homes are a bit larger and start around $1.8 and up.

Pacific Palisades is known as “Where The Mountains Meet the Sea.” Notable shops in the village include PaliSkate, Benton’s Sporting Goods, Mort’s Palisades Deli (now closed, but re-opening as the Village Pantry) and Village Books on Swarthmore Street.
