Alphabet Streets is a community within Pacific Palisades known for, obviously, it streets named “A”, “B”, “C” etc… but instead of just the letter, the streets each begin with each letter of the Alphabet and although it’s similar to other neighborhoods, the name stuck several decades ago and now everyone refers to the area and the Alphabet Streets. The community is located on the northeast side of Sunset Boulevard and the central village. Unlike it’s neighboring Huntington Palisades, this community climbs up into the hillsides overlooking Pacific Palisades, Malibu, Santa Monica, and Marina Del Ray.
The History
The roads in this smaller neighborhood tend to be narrower than other Pacific Palisades communities with smaller homes close to the Village, shops, and restaurants. This community is somewhat tucked away into the corner of the Temescal Canyon Park, Rivas Canyon Park and the Will Rogers Estate Historical Park. Homes are tucked up into the hillside as well as several planned residential neighborhood stretching down to Sunset Boulevard. The name of each street within the boundaries of Alphabet Streets begins with the first few letters of the alphabet such as Albright Street, Bashford St., Carey Street and so on. This neighborhood didn’t just get its name by coincidence. Originally known as North Village, the neighborhood was designed to be a housing development for the nearby Methodist Church. The street names were all subdivided and named after bishops. Most of the original homes have been replaced with larger, luxury homes but the tightknit community feel still remains the same.
The Alphabet Streets Area
Most of the homes are on the flat topography but then as you run up into the foothills homes began to increase in price starting at $1.2 million for a two-bedroom and one bathroom bungalow. Several of these homes also go up to about $5 million. Residents are close to The Village, offering shops, restaurants, and a weekly farmers market.
The Homes of Alphabet Streets
Because this community dates back to the 1920s, homebuyers will find a plethora of designs, prices, and styles to choose from. From 1920s Tuscan architecture to updated modern and contemporary looks, home prices stretch from 1.5 million up to $9 million or more and are based on size, condition, amenities, and view. The further up the hillside you go the more extravagant the view becomes. Downtown Los Angeles is about 20 to 30 minutes away but many that live in the Alphabet Streets neighborhood enjoy the close-knit community and all the recreational and commercial amenities provided nearby. There are no homeowner association dues but be sure to check with current listings as things may have changed over the years and investors may have bought up several properties to manage privately.
