Sunset Mesa is a small community located along the Pacific Coast Highway between Malibu and Topanga Canyon and Castellammare. Home to about 1300 residents, 87% are homeowners in this oceanside community. The neighborhood sits on a series of bluff tops overlooking the Pacific ocean. Most of the homes are one story with beautiful water views. Residents are just a little bit further out of town and homes are priced a little bit less than in other communities or neighborhoods of Pacific Palisades.

This beautiful part of the town offers spectacular views and just about every direction. There are a total of about 500 homes situated on the Bluffs surrounded by Topanga Canyon, the Santa Monica Mountains, and local parks. Residents and visitors consider this is where the coast meets the neighborhood.

Drawing people in for the last 40 years when most of the homes were built, Sunset Mesa along with Pacific Riviera gradually became more distinct as predominant and affluent communities in Pacific Palisades. Sunset Mesa has strict covenants and conditions that protect the residence’ ocean views and prevent the mansionization that has occurred in nearby communities. Low trimmed trees and underground utility lines protect those use even further giving the neighborhood a clean feel.

Schools

Residents are part of the Santa Monica Malibu unified school district, which is why a lot of residents chose this community rather than neighborhoods further east. Residents enjoy having excellent public schools and prefer to stay away from private school tuition. Because these homes are generally in the Malibu area, students are assigned to the Webster Elementary school, the Malibu high school, or the Paul Revere middle school. Other schools that serve this area include the Marquez charter school for grades kindergarten through fifth grade, the Everest Value charter school for grades kindergarten through eighth grade, and the Whitney a high school for grades 6 to 12. The Palisades charter high school is also available as is the independence continuation school. As you can see, residents have quite a few options when it comes to schools in Sunset Mesa.

Several homes do have small or insignificant homeowner association fees but it also depends on who builds the property and who needs to adhere to the regulations and conditions. Homes are all custom and feature anywhere from 2 to 7 bedrooms, 4 to 6 bathrooms, and sizes from 2000 ft.² up to 6000 ft.². The more spectacular the view chances are the higher the price. But because every single home is unique you won’t find two alike.
