The “Bluffs” area is exactly what you’re probably imagining. The bluffs overlooking the beautiful ocean in Pacific Palisades California. This community is located south of Sunset Boulevard and just north of Temescal Canyon Rd.
There are technically two separate neighborhoods all wrapped up into The Bluffs community, the Via de la Paz Bluff homes and the El Medio Bluff homes. Most of the homes overlook the Pacific ocean and is a convenient distance to downtown shopping, restaurants, markets, and the beach. This is an upscale neighborhood with small bungalows, newer custom homes, and contemporary style designs ranging from about $1 million up to $5.3 million.
There’s a wide range of home styles and designs when it comes to the properties in The Bluffs. From one and two-story bungalows to vintage homes with established landscaping, modern styles or contemporary designs with a three-car garage and open floor plan, there’s something for everyone and it comes to design and layout throughout the community.
The Area
Palisades Bluffs Park is located just north of Highway 1 and east of Temescal Canyon Road and offers a unique respite in the midst of the hustle and bustle of Pacific Palisades and neighboring Santa Monica. This beautiful park overlooks the Pacific Ocean and provides an intimate look into the peace and quiet of the ocean, the location, and swaying palm trees.
Although primarily split into the two main communities, micro-communities of Bienvenida, Marques Knolls and Las Casas are also sometimes considered part of the Bluffs.
Homes
Most of the homes were built starting back in the 1950s. Many of those have been remodeled, torn down and rebuilt, or completely renovated over the years, which is why you’ll find a wide range of architectural styles in this neighborhood. The lots are relatively small, however, anywhere from 4000 ft.² to about 10,000 ft.². There are no homeowners dues for The Bluffs unless the developer has purchased a small enclave of homes and chooses to develop an association. Please check with current listings on any details when it comes to homeowner association fees and dues.
Schools
The Via de la Paz Bluff homes are in the Palisades Elementary District but the El Medio Bluff homes are part of the Marquez Elementary district. Residents are assigned to either the Marquez charter school, the Paul Revere middle school, or the Palisades charter high school.
