The Highlands is a community near the end of Sunset Boulevard bordering Topanga about 5 miles from downtown Pacific Palisades and the village. It’s almost its own separate community high up in the hill overlooking the beautiful Pacific Ocean and Palisades Drive.
Home to about 3500 residents, the Highlands, also known as Palisades Highlands, is one of the newest areas in the city. It’s more of a planned community than any other part of Pacific Palisades and if you’re looking for a home with stunning, unmatched views and luxury design, The Highlands is an ideal location. Beach access is about 10 minutes away and most homes have spectacular panoramic views of the ocean and surrounding communities.
Homeowners of The Highlands are allowed membership to the Summit Club, a resort-style clubhouse with a community swimming pool, relaxing spa, fitness facility, tennis courts, and a private park.

Most of the homes in The Highlands are part of a homeowner association but fees do vary starting anywhere from $200 a month up to $900 per month based on the home, location, and subdivision within The Highlands. Schools
Residents are part of the Los Angeles Unified School District and students are assigned to the Marquez Charter school, the Paul Revere middle school, and the Palisades Charter high school. The elementary charter school is about 2 miles from most homes in this community, the middle school is about 4 miles, and the high school is about two and a half miles from The Highlands. All schools receive excellent reviews and ratings by great schools.org for their academics and educational programs.
